Latest Showing Report and Missouri’s Tax Free Weekend!
Looks like we’re seeing the regular “last vacation before school starts” drop in showings. There’s still some serious buyers out there, so it’s still not a time to get discouraged. I’ve noticed extreme variations from city to city, zip code to zip code in inventory levels. So, if you’re not finding what you like in Kansas City, Liberty, etc you might want to consider somewhere a bit more rural like Platte City, Kearney, etc. There’s a build-up of inventory that needs to be moved—-which means great deals for buyers right now. (For reference, the 100’s on this chart are what is considered ‘Northland’ for the Kansas City area, specifically 106 is Liberty, 115 Parkville.)
Now, on to the best news! Missouri is still giving residents a tax-free weekend for back to school shopping. It begins Friday, Aug. 3, 2012 and runs through Sunday, Aug. 5, 2012. Keep an eye on websites showing you where you can get the best deals this weekend. Happy Shopping!
Showings in the greater Kansas City area are still on a steady increase. The “low” number on the chart from the week of Feb 13 for the Clay County area is actually inaccurate. It was 1379 that week. So there was a dip, but it wasn’t quite as severe as what you see on the graph. This week, we’re reporting in with an astounding 1878! Are we going to hit 2000 sometime soon?? Only time will tell! I can tell you that with this incredible increase in showings our showing service is really needing some help. They posted an ad for their Overland Park office trying to recruit more CSR’s.
Inventory has declined and the public is noticing the activity. This is starting to finally bring some great new listings to our marketplace. Stay tuned—-let’s ride this rollercoaster together.
